Ryan Boyer of Coldwell Banker Realty is San Diego’s top probate realtor and shares his insight on what are the common questions families have when selling a probate property.

We got a chance to catch up with Ryan Boyer who is San Diego’s top Probate Realtor with Coldwell Banker Realty.  The economy is changing and so is the real estate market, so we wanted to ask Ryan what are the common questions people have for him when they are selling a probate or inherited property.  Ryan says one of the first questions he receives is “Do I need to clean out the home or fix it up?” Answer: No, we can sell the home in it’s current “as-is” condition.

  However, he suggests having him and his team look at the home to see if there are any issues or cheap fixes that could be done to maximize market value.  Another question he receives often is: “Should I take one of these cash offers from an investor or home flipper?”

Answer: The so-called offers are typically 30-40% BELOW the true market value of the home so they can make a profit. The amount of paperwork and escrow time is the same as listing the home for sale, but you lose 30%-40% of what we could sell the home for. He told us about his resent probate sale where he sold the home for $136,000 more than a flipper was offering the family.  He also pointed out that the offer he got the seller was Cash and was able to close within a week. 

Another question is what does it cost to sell the home and if I live away from San Diego do I need to be there for the closing?

Ryan also stresses that even though you might have a realtor friend or know of a realtor that you are thinking of selling the home with; selling a Probate Property requires very specific documents and we often still need to work with the courts and your lawyer to ensure the transaction closes successfully.  He says the biggest mistake he sees families do is to take the first offer from a flipper before allowing us to fully expose the property to the market.  Ryan says once he lists the home for sale on the market, he has never seen a flipper offer beat the offers he receives on the home. He says it is sad to see families loose thousands and sometimes hundreds of thousands of dollars taking an offer from a flipper because they felt it was their only option.
